The Area
Villanova spans parts of Radnor and Lower Merion Townships and is known for substantial homes on generous lots, mature landscaping, and a quiet, established feel despite excellent access to Route 30, Interstate 476, and regional rail. Villanova University shapes part of the area's character and calendar. Properties here vary widely, from significant historic estates and stone colonials to comprehensively renovated homes and newer high-specification builds, and the gap between a well-executed renovation and a superficial one can represent an enormous amount of money. This is a market where knowing what is behind the finishes is worth as much as knowing the comparable sales. Lot size and privacy vary considerably here, and both have a significant effect on value.
The Radnor Township portion is served by the Radnor Township School District, and because Villanova crosses municipal lines, confirming the exact township and district for a given address is essential before you go far down the road. For buyers, I will push for the right specialists on older or heavily renovated properties, because at this price point an inspection is an investment, not a formality. For sellers, the buyer pool is smaller but highly motivated and very well-advised, so preparation, presentation, and a defensible pricing position matter more than volume of exposure. I will give you a candid read on where your property genuinely sits. Township information and services are available at Radnor Township. It is common to weigh Villanova against Radnor and Wayne before deciding, and those are markets I cover too. I would rather help you compare them honestly, including the trade-offs nobody puts in a listing, than push you toward the first house that ticks most of the boxes.
